Residence and citizenship by buying property in Türkiye: the rules in 2026

Buying a home in Türkiye can bring residence, and a larger investment can bring citizenship. The rules changed in October 2023, and the figure that matters is not the price in your contract. Here is what applies today.

At a glance

  • Residence by property: a residential property worth at least USD 200,000 (since October 2023).
  • The value is set by an official valuation report from an SPK-licensed appraiser, not by the contract price.
  • The property must be residential and fully in your name.
  • Citizenship by investment: at least USD 400,000 in property, or USD 500,000 in fixed capital.
  • Ordinary route: citizenship can be applied for after five years of legal, continuous residence.

The USD 200,000 rule

Under the current law, in force since October 2023, residence through buying property requires a residential property worth at least USD 200,000. That value is measured by an official valuation report from an appraiser licensed by the Capital Markets Board (SPK), not by the price written in the contract. The property must be residential and fully in your own name.

Citizenship by investment

Citizenship through investment requires at least USD 400,000 invested in property, or USD 500,000 in fixed capital. It is a separate process from residence by property and has its own conditions.

Citizenship after five years of residence

On the ordinary route, you can apply for Turkish citizenship after five years of legal and continuous residence, and your total time outside Türkiye in those five years should not exceed about twelve months. Work, property and family residence usually count in full; student residence does not always count in full. Other conditions also apply, such as having no criminal record and some knowledge of Turkish.

What we do

We guide you through investing, buying the property and getting residence or citizenship: choosing the right property, checking the documents, working with trusted advisers, the title deed (Tapu) and the residence application.

Before you buy

  • Check the official valuation, not the asking or contract price, against the USD 200,000 threshold.
  • Make sure the property is residential and will be registered fully in your name.
  • Plan for health insurance: valid health insurance is required for most kinds of residence.
  • If you are aiming for citizenship later, think about which residence route counts in full towards the five years.
